As part of a design-build team with Manhattan Construction, BOKA Powell delivered a 500,000 SF expansion of Southwest Airlines’ corporate headquarters at Love Field in Dallas, Texas. The facility features offices, conference space and the carrier’s national training center, all designed to foster a unique, collaborative atmosphere for employees. It is also home to a blast-resistant operations command center from which the carrier manages flight operations, scheduling, dispatch, and maintenance for its fleet of nearly 600 aircraft. A situation room provides communications and logistical support during emergency operations. Heightened security measures and the hardening of structural and building systems, including redundant electrical and HVAC, will allow Southwest to maintain uninterrupted flight operations during a wide range of natural disasters and man-caused catastrophes. Programming the facility required extensive coordination among numerous divisions and C-level executives to ensure the building supports day-to-day functionality and accommodates logical adjacencies.
As part of a dynamic 75-acre mixed-use urban center, BOKA Powell completed the 17-story One Victory Park project, which fronts the Victory Park development and incorporates 16 stories of office space, ground level retail, and a 7-story garage.  One Victory Park integrates flexible building mechanical systems within a highly efficient floor plate to create Dallas’ first multi-tenant office building with a LEED® Silver designation.  One Victory Park is home to the premier firms of Haynes & Boone, PlainsCapital Bank and Ernst & Young and includes direct access to the Katy Trail.
Set on four and a half floors, Omnitracs’ sophisticated 106,612 square foot office at 717 N. Harwood houses over 500 employees. The space tells a powerful story of the company’s journey, and celebrates its new location in downtown Dallas. Granite Park Three is an iconic 16-story corporate office building in the center of the high-profile Granite Park office development at the corner of the Dallas North Tollway and Sam Rayburn Tollway in Plano, Texas. Approximately 390,000 square feet of rentable office space adjoins a five-level parking garage and 65,000 square feet of restaurant and retail space. Class A finishes and building systems distinguish these buildings from the surrounding office market. Stone floors, wood paneling and architectural ceiling treatments create an atmosphere of sophistication and warmth.
Granite Park IV is a 12-Story, Class A office building with approximately 300,000 rentable square feet of office space and five levels of structured parking. Stone floors, wood paneling and architectural ceiling treatments create an atmosphere of sophistication and warmth in the public spaces. The building is designed to achieve LEED Silver Certification. Energy efficient building systems and unique exterior lighting elements distinguish this building from the surrounding office market. The building is surrounded by an extensively landscaped plaza with water features and sidewalks that connect the building to the broader Granite Park development at the pedestrian level. NEC America’s corporate headquarters is situated at the northwest corner of State Highway 114 and State Highway 161, and anchors the 82-acre master-planned Las Colinas Corporate Center. Comprised of two buildings totaling 525,000 square feet in Phase I, shell and interior design services were performed via a fast-track delivery method to meet the move-in requirements for NEC. The masterplan can ultimately support 1.05 million square feet. The nine-story, high-rise centerpiece of the campus contains executive offices, standard open offices, and amenities such as a full-service cafeteria, fitness center, and an executive briefing center designed for product demonstrations and sales.

The adjacent “L” shaped mid-rise building, composed of a five-story wing and a three-story wing, contains offices, testing labs, and a training center, as well as loading and mail facilities consistent with a large-campus development.

The geometric massing of the buildings punctuated by “lantern” elements is the focus of the overall composition of the project. Conditioned connectors that help form the edges of a landscaped, sunken plaza achieve connectivity between the buildings and garage.
The new home of Mercedes-Benz Financial and Daimler Truck Financial is a 164,000 square foot, three-story, Class A office space, located in Fort Worth, Texas. Built to suit at 13650 Heritage Parkway, in the AllianceTexas community, Michigan-based Daimler and Mercedes-Benz are the only occupying tenants of the new facility. Previously based in suburban Chicago, Daimler Truck Financial services is moving to the building, which includes space for the 550 current employees, and room for up to 800 total employees.

Determined to shake up the buttoned-down image of traditional corporate offices, Daimler Financial gave BOKA Powell the design direction to create an environment that’s creative – a space to conduct business that’s fresh and cutting-edge.
